1. Normal changeover day is Saturday. Guests are expected to arrive no earlier than 3pm on date of entry, and to vacate Doonbank Cottage by 10am on date of departure, unless previously agreed with the owner. 2. Doonbank Cottage is a NON SMOKING property therefore smoking is not permitted anywhere within the property.and guests are requeted to dispose of cigarette butts in a responsible manner. 3. Doonbank Cottage does not charge for pets. More than two pets must be discussed and agreed with the owner prior to booking. Please refer to our pets information / policy. 4. Doonbank Cottage operates a positive pets policy. Booking the cottage affirms the owners agreement with policy which is available on the www.doonbankcottage.co.uk website. Pets are accepted on the understanding that no sign of the pet is evident, in the house or garden at the time of departure. Pets are not allowed in the bedrooms or to be left alone in the property. We will inform you of any damage or additional charges incurred within 10 working days of your return from holiday. 5. A deposit of 30% is required to confirm bookings. If bookings are made within 8 weeks of the holiday start date, payment must be made in full at the point of confirmation. 6. Guests are provided with an initial supply of fuel, consiting of one laid fire and a basket of wood. 7. Clean linen and towels are included in the rental cost. 8. Doonbank Cottage reserves the right to ask for a damage/security deposit of £100 which will be requested as a separate cheque at the point of final payment. The damage deposit is NOT applied toward rent and payment returned provided the following provisions are met: a. No damage is done to the property or its contents, beyond normal wear and tear. 9. Holiday groups must not exceed the stated maximum number of people the property will sleep - 5/6. Exceeding the maximum number without the owners' permission could result in the owner/caretaker refusing to allow guests to take possession of the property or requiring guests' early departure. In these circumstances, the owners will consider that the holiday has been cancelled and will not refund monies paid. 10. Guests should return keys to the collection point at the end of their stay. 11. We ask that you treat the cottage with respect and leave it clean and tidy. Guetst are requested to report any damages/breakages to the cottage owner/caretaker on or before departure so damage can be made good prior to the next guests'arrival. Damage/breakages caused through neglect may be charged. In this case, the owners will contact guests within 10 working days of their departure. 12. On occasion, the owners will require access to the property to carry out repairs etc. Wherever possible the owners will advise guests well in advance of the date of access and will ensure that guests are kept fully informed. Guests should note that garden maintainance [grass cutting etc] is usually carried out on Fridays. The owners, or their contractors will not be onsite before 11am. 13. If, after we have received your deposit and confirmed your holiday, a booking is cancelled in writing, all efforts will be made by us to re-let the property. If successful, your deposit will be refunded less 10% administration fee. If we cannot re-let the property, the deposit is forfeit. We strongly urge you to take out appropriate holiday insurance. If, after we have received your final holiday payment a booking is cancelled in writing, all efforts will be made by us to re-let the property. If successful, your deposit and final payment will be refunded less 10% administration fee and any such marketing promotional reduction to achieve a last minute booking. If we cannot re-let the property, your full deposit and final payment is forfeit. We strongly urge you to take out appropriate holiday insurance. If through force majeure, we have to cancel your holiday booking, we will refund your deposit and final payment in full and offer you a 10% discounted rate if you decide to re-arrange your holiday dates. 14. You are responsible for the property. This means you must keep all furnishings and fittings inside and outside the property in a comparable state of repair and condition as at the beginning of the holiday. The property cleanliness must be left in the same state as you found it. Breach of these conditions may result in the owner/caretaker making an additional cleaning charge and/or making a claim against you as a result of any damage or loss. You are responsible to the owner for the actual costs of any breakage or damage along with additional costs that may occur caused by you or any member of your party. 15. You are expected to show due consideration for other people, not to abuse the property or display rude, dangerous or offensive behaviour towards the owner or caretaker or other third party. Possession of the property can be refused or you can be asked to leave before the end of the holiday. If this happens we will treat your holiday as having been cancelled by you and you will not be entitled to a refund of your holiday cost or compensation. It is your responsibility to check the holiday property meets your needs and we cannot be responsible for ensuring the property is entirely suitable for your needs. 16. We cannot accept any bookings that are specified to be conditional upon fulfilment of a particular request. It is your responsibility to notify us of any information regarding a medical problem or disability that may affect your holiday at the time of booking. 17. The owner shall have no liability for any death or personal injury unless it results from the owners negligence or that of any employee of the owner (providing they were at the time acting in the course of their employment). You must take all necessary steps to safeguard your personal property. No liability is accepted by the owner in respect of damage to, or loss of, such personal property except, in the case of the owner, where the damage or loss is caused by the negligence of the owner or that of any employee of the owner (providing they were at the time acting in the course of their employment). 18. Doonbank cottage is located within its own woodland garden and its eastern boundary is the River Doon. All guests should take extra care as woodlands and rivers can be dangerous places. Guests access the woodland at their own risk and it is their responsibility to do their own risk assessment. Please note there are no formal maintained paths within the woodland garden. After heavy rain, the level of the River Doon rises and can be extremely dangerous. Wind and trees present obvious risks. All parent/guardians/carers must take responsibility for minors and their pets. The owners will not be held responsible for any personal injury. 19. Guests are requested to refrain from washing dogs inside the cottage, most definitely not in the bath and we request that guest towels are not used to clean or dry dogs. Guests are asked to remember that other guests have to use these facilities. Bucket, sponge and outside taps are supplied. |
